Financial lease, also known as Capital Lease, is a type of lease where the lessee assumes the risk & rewards of ownership, however, the legal ownership remains with the lessor. Generally, ownership of the leased assets is transferred to the lessee at the end of lease tenor.
Unlike financial lease, in operating lease, the lessor retains ownership and responsibility of the asset, while the lessee pays for its use over a period.
A direct lease is simply where the asset is acquired by the lessor for the lessee from a third party (supplier).
The arrangement of sale and lease back is when the lessee owns the assets and sells it to the lessor and then leases it back.
